On Investing and Fear

I don’t really like to mince words, especially when I talk about business. It’s something I learned long ago in the real estate business – shoot straight and customers will respect you.



So with that in mind, let me write to you as clearly as I can: I know investing your money is frightening. I remember my first investment in a little four-plex in California when I was just 22-years-old. And believe me, I didn’t have a lot of money. It was a risk. But like the old saying, nothing ventured, nothing gained.



Then there’s the adage about investing: There are no guarantees. Well, not so fast. When I began laying the foundation for Nexregen, I knew it would be a hurdle to get people to invest money, because I clearly remember sweating out my first check for that four-plex.

interested in this property b/c I live close by. Was offered an investment opportunity 20 years ago in a retail strip property I had no interest in...wasn't my neighborhood. But Firewheel is my neighborhood.

So, how does an interest only loan work for 10 years? you hope you can sell in 5 years and pay off the debt? and profit is (gravy) dividends?

How did the deal with the Cedars go? Was it a deal? How have your other REITs worked when it came time to close them? Do you usually only hold properties for 5-7 years?

Are you new to Texas? Other investments look like you were concentrated on the east coast.

What's in it for you (two) if a REIT is for small investors? Y'all have obviously made & continue to make big bucks in commercial real estate and hardly look like you need small investors to carry you...

77% is financed, is the other 23% your cold cash?

I don't see anything negative on the State Security Board website, is this your first Texas 'Rodeo'?

very interested in diversifying our modest portfolio, but can't afford to be taken either. I love the idea of investing in my neighborhood.
