If you’ve heard it once you’ve heard it a gillion times -- location is key in real estate.
Yes. True enough. And while you hear plenty about location, something you don’t hear a lot from executives is the real heartbeat behind location: people.
When I first began looking at properties what I was really looking for was traffic flow of consumers – who really make the economy tick.
I asked where the people were – and would be in the future – in relation to Firewheel Village .
Firewheel immediately made the short list mostly because it’s positioned to bring in shoppers by the droves. Why? Because President George Bush Turnpike has been extended to Lavon Drive . What’s more the North Texas Tollway Authority is starting construction this year to extend the turnpike. And there are some very attractive neighbors: Macy’s, Dillards, AMC Theaters, Kohls, Home Depot, Albertsons, Lowe’s, Wal-Mart, Sam’s Club, Target and Office Depot.
And we’re not talking just any consumers, we talking 227,000 people who have an average household income of $81,000 within 5 miles of the property.
Believe me, if I learned anything during my 40-plus years in real estate – it was that location is paramount. But now you know it’s people that make all the difference.
